Hurricane Ivan Photos of Orange Beach Condo--Silver Beach
Attention Owners: Hard Hats are Mandatory when onsite at Silver Beach.
This is an O.S.H.A. requirement---and they have representatives roaming the area.
Contact the Contractors at 251- 974- 3894 in advance so that a hard hat will be available for you when you arrive. The Amason Company-General Contractor trailer is located in the parking lot of SunSwept Condos, two buildings to the West of Silver beach.
Silver Beach Construction Update Nov.05, 2004
The second contractors' meeting was held @ 9:00 am in the construction trailer of Amason Construction on Wed., Nov. 3rd. The meeting was conducted by Steve Askins of Amason and attended by the various subcontractors. Silver Beach board president Harry Wilder, board member Jimmie Dunaway and Tom Barber for Picard were in attendance.
Reports were given by subcontractors and of interest to Silver Beach owners are the following:
1. Repairs to the fire system plumbing under the building are progressing- one improved feature there will be the fact that the plumbing will run from the pumps and out under the parking lot and then back to the stand pipes on each stairwell - most of you will remember the difficulty in repairing that line when a leak occurred which necessitated cutting throught the ground floor slab and walk just outside the door of # 103- This work should be completed early next week;
2. Amason expects the transformer will be delivered next week. All of the transformers in our area were shipped to Florida so now we have to wait for new ones to be manufactured. We are next in line and are suppost to recieve the next one shipped. also- this does not mean power will be on in the building units at that time- that may still be a few weeks off;
3. The heating and ac compressors are being subbed to Climatemp- they have new racks for mounting the units on the roof on order- these new racks are designed to withstand 140 mph winds per Climatemp;
4. Although the roof has been sealed final repairs are awaiting the delivery of materials. Once again the Florida market has deleted the supply of the materials we need. We have engineers working on a system for approval that uses other materials that are available. The roof has to be completed before the air conditioning can be installed on the roof;
5. Sand for under the building has been procured by C. Shape and will be delivered and placed there as soon as the electrical and plumbing work is completed:
6. Grinding of the floors of the ground floor units is continuing;
7. Installation of the aluminum studs for the perimeter walls of the 01 units is progressing well although once again the stud supply is low due to Florida Amason indicates that
they intend to close those in, as well as the ground floor units, so that, hopefully, when the time comes, other units may be re-certified for occupancy by the city even though work may be continuing in the ground floor units;and
8. Current word from the Alabama Dept. of Environmental Mgt. (ADEM) is that seawalls which were more than 50% destroyed willl not be permitted for reconstruction- HOWEVER John Lundy of C. Sharpe stressed that that position may not be final, as ADEM is in a state of "flux" so to speak, at the present time.
Reconstruction Update--Wed, Oct 27 from PRR
Today Board Pres. Harry Wilder, Board Member Pat Gwin and her husband Bill, who is retired from meany years in the construction industry, and Millie King, Assoc. Co-Manager, met with representatives of C-Sharp and Anason General Contractors for a review of progress made and an update on the schedule for the upcoming week.
Workers began grinding the bottom floor surfaces today and this should be finished in a couple of days.
Friday construction on the premier walls will begin.
Three fourths of the electrical wiring under the slab has been completed and the projection for completion is two weeks.
Amason hopes to have the electrical for the building completed in six weeks. (All units are having to be re-wired to their panels due to Ivan's ripping away of the wiring from with-in walls)
Amason will try to have one elevator up and running by the Homeowner's Meeting.
We will give updates on the reconstruction progress after our meetings each Wednesday.

Just wanted to respond to statements re the notice of the board meeting. First, notice of meeting was on both this site and Picard site prior to the meeting. This was not a regularly scheduled meeting, but was an emergency meeting and as such, formal notice requirement is waived per the bylaws. That said, the notice was still placed as timely as possible on these sites and was mailed, too, on the 12th. ....We have mailed a letter summarizing the results of the board meeting and included the individual invoices for the special assessment. If you do not receive your letter and invoice please let us know by e-mail judie_belle_@hotmail.com . We would like to commend the board for their efforts under these difficult circumstances and without compensation for their work. Sometimes it is easy to forget just how long and difficult this recovery process is if you are not here and living this very "un-normal" situation. Thanks for all who have sent words of thanks and encouragement.

Progress Update: Fri-10/23:
The electrical contractor has begun to run new wiring to all the units--because the electrical service was forcefully ripped from the underneath of the building, all units must be re-wired to the individual panels. They say that Silver Beach may have the new transformer in place sometime next week.

Access to Silver Beach was provided by C-Sharp Co which involved filling in the void between the parking lot and the elevator lobby area with sand and constructing a temporary boardwalk. The roof was sealed to cover the area (aprox 25% of total roof area) which was damaged/blown off.Loose metal studs were secured on the 01 units.All units were assesed for wet carpeting and wet carpet, padding and area rugs were removed and discarded. All units were assesed for wet and/or mildewed drywall and the same has been removed from each unit where necessary.All ground floor units have been 'gutted' back to the concrete partition walls between each unit in preparation for restoration.
The process of drying out the building has begun by the use of high velocity evaporators and tubing, which move air through each unit in the building.

Project supervision company, Amason Co. advises that they will soon have a document prepared called "Scope of Project" which will outline the stages of work for Silver Beach. They will also have a separate website upon which they will post progress reports.
Silver Beach Update Photos--Oct 21, 04
We are about to get a security/safety fence all around our property--the fencing was on this truck today.

Clean-up of beachside concrete debris was completed today. The former pool, decking,etc, has been hauled off.

The concrete transformer utility pad was poured today--
it sits on the berm between Silver beach and Emerald Key. Conduit was being run, in preparation for wiring to go thru it to our building. I visited the on-site General Contractor temp office building in the parking lot of SunSwept. It is very nice and the foremen of the buildings that Amason & Assoc (working for C-Sharp) are in charge of seemed to be very focused. We are making PROGRESS....
Oct, 5, 2004 Silver Beach Hurricane Ivan Photos
The ripping out of wet sheetrock and carpeting has begun.

A large pile of trash and debris is out front and the appliances are grouped toward the street. Wall prints and paintings were removed from the units on the lower floor and stacked on ground level for owners to claim if they wish to do so. Tom, Harry and Lundy moved these framed pieces to the hall way out to the pool area.The first floor trash room was already completely full of vacuums and other salvaged items.
Our first big pile of trash that was on the west side of the parking lot has been hauled off.
I believe that this is unit number 103 in the photos above.

We noticed this blender set out on the patio and we wondered if the workmen thought
that Jimmy Buffet might drop by :o)

First, the GOOD news---the elevators do not appear to be damaged !!

All the sidewalk around the elevator lobby has collapsed and washed out.

Upper parts of the bldg are looking pretty good. A few missing windows, not many.

No visible cracks in our foundation, which has pilings that go down 60 ft. to a bed of clay.

Units101 & 102 have missing glass and wall sections.

Silver Beach looks to be very repairable.

YES--take a look at Winfield Resort in Orange Beach after Hurricane Ivan. Keep in mind that it WAS a six story building !!!! This Hurricane Ivan damage photo will show you the type of impact Hurricane Ivan has had on this community. More info will be added over time.


As these photos show, even across the street, Bruno's Grocey and the entire shopping center suffered a great deal of damage.
